The property

Three floors, and three different ceiling heights

The house stands on the south side of West 17th Avenue, between Crown Street and Camosun Street. It fronts north onto the street and backs onto a lane, so the garden behind it faces south and runs the full depth of the lot.

City of Vancouver records give the year built as 1937 and the zoning as R1-1, the city’s Residential Inclusive district. The lot works out to roughly 33 feet of frontage by roughly 137 feet deep, about 4,500 square feet, calculated from the City’s parcel polygon rather than from a published figure.

Our floor plan measures about 2,485 square feet of finished space across three floors, and what it shows most plainly is that the three floors are not alike. The main floor is drawn at 8 ft 5 in, the upper floor at 8 ft, and the lower floor at 6 ft 7 in. That last figure is worth reading twice before making plans for the rooms down there.

The plan draws seven rooms as bedrooms — one on the main floor, three on the upper floor and three on the lower floor — and the second kitchen is on the lower floor as well.
